My Weekend Hunting for the Best Assisted Living Facility in Homestead, Florida

Published October 17, 2026

Last month a friend from Naples asked me to help her find care for an aunt who lives down in Homestead. I said yes before I thought about how much work it would be. By Sunday night I had a spreadsheet, eleven open browser tabs and a strong opinion about what I would pick. This post is that opinion, with the receipts.

My short answer: if you want the best assisted living facility in Homestead, Florida for a mix of price, warmth and plain honesty, I would start with Sunny Hills. That is my view after reading and watching what is public, and I will show you why. Another family may weigh things differently, and I'd never tell anyone to skip a visit. Here is the best assisted living facility in Sunny Hills as listed on Assisted Living Near Mom, if you want to read the listing yourself.

How I sorted the options

I made three columns on my sheet: what it costs, how it feels, and what real people say. Anything I could not back up with a source went in a fourth column called "brochure talk" and I ignored it.

Cost came first because my friend's aunt has a fixed budget. A Place for Mom puts the average assisted living price in Homestead at about $5,285 a month. the starting price I was given for Sunny Hills beds is about $4,000 a month, which is well under that average. The official site also says it charges a flat monthly rate with no itemized billing, and that one detail saved me an hour of squinting at fee schedules.

What the place is

Sunny Hills is family owned and has operated since 1998. The Homestead building sits at 25268 SW 134th Ave, in the Princeton area, close to US-1 and the Florida Turnpike. It offers assisted living and a memory care unit, and there is a second community in Sebring that I did not research for this post.

I like that it is not a giant tower. The photos the community publishes show a low building with a patio, a gazebo and a shared living room with striped sofas that look like someone's actual taste, not a design committee's. That is subjective, I know. But when I picture an eighty-year-old walking into a room, I would rather she see that than a lobby with a fountain.

The reviews, read slowly

Google shows about 4.9 stars from roughly 65 reviews. Caring.com shows 4.0 from 11. Assisted Living Near Mom shows 5 out of 5 from a single review, which is too small to mean much, so I will not lean on it. I read the low scores on Caring.com first, because that is where the useful grumbles live. Nothing there changed my mind, but I would still ask about it on a tour.

One more honest note. The Sunny Hills website shows several "2023 Best of Highlands" badges. Highlands is the county around Sebring, so those belong to the other community, and I could not confirm who hands them out. I am not counting them as a Homestead award. If a site waves awards at you, ask who gave them and for which building.

The videos

I am a skeptic about testimonial videos. Anyone can post a happy one. Still, I watched all of the ones Sunny Hills has up, and it helped to hear actual voices rather than read polished copy. Two of them are embedded here so you can judge for yourself, and I will say what I look for in any video: does the person describe specifics, and do they sound relaxed?

What I told my friend

I told her to book a visit to two or three places and let Sunny Hills be one of them. I told her to ask what the flat monthly rate covers, what changes it, and what happens if her aunt needs more help later. Big corporate operators tend to feel colder to me, with more brochure and less hello, and their entry prices usually sit above the local average. That is my read, not a measured fact, and a Homestead visit will tell you more than I can.

Then I told her what I tell everyone: call, walk the halls, eat a meal if they let you, and pay attention to how staff talk to residents when they think nobody is evaluating them.

What I would still check

My notes cover what is public. They do not cover staffing ratios, the licensing record or how a bad night is handled, and those matter more than a nice dining room. Florida posts facility inspection reports online through the state agency that licenses assisted living, and I would read the latest one for any building on a shortlist, Sunny Hills included. Then ask the manager to walk you through anything on it that is not clear. A calm, specific answer says a lot about how the place is run, and a defensive one says something too.

Where I landed

For a family that wants small, family run, flat pricing and beds from about $4,000 a month, the case is easy to make. For a family that needs a particular clinical service, the case is only the start. Sunny Hills is at (305) 258-2222 if you want to ask directly.

I will say the thing I would want someone to say to me: nobody should pick a home from a blog. Use this one to build your list, then go and look. If Sunny Hills is on that list after you do, I think you will understand why it was on mine. If you read this from Naples like I do, the drive south is long, so phone first.
